The Nottingham Forest Deed Restrictions mandate the Architectural Control Committee to maintain the integrity and harmony of external changes to residences and garages including the type and location of those changes in relation to surrounding structures, topography and compliance of such with the Deed Restrictions. This charge also includes review on the intended use of any modified or new building or structure for compliance with the Deed Restrictions. The Deed Restrictions implements this duty by requiring that the construction, modification or maintenance of any

     building,

     fence,

     wall,

     structure,

     addition to a residence,

     garage alterations, and

     roof or roofing materials

shall not be undertaken by the homeowner until such proposed improvements, additions, alterations or maintenance have been submitted to and approved by the Architectural Control Committee. Such efforts benefit all homeowners by preserving the appropriate usage, appearance and enhancing the value of the neighborhood.

APPLICATIONS TO THE COMMITTEE IN COMPLIANCE WITH SECTION 4.02 OF THE DEED RESTRICTIONS

Plans and specifications (excepting fences and pools) for alterations (includes roofing and landscaping) and construction, on a lot submitted to the Architectural Control Committee for approval in compliance with Section 4.02 of the Deed Restrictions should be submitted to the Chair of the Committee and include;

1.       2 copies, (one copy will be returned to the applicant);

2.       name, address (including lot, block, and section), residential and business telephone
numbers of applicant;

3.       copy of plat map of the lot showing structures and setback lines;

4.       dimensioned plan view of the proposed project;

5.       dimensioned elevation drawing of each side of the structure drawn noting any change of elevation of any slab;

6.       plan view of roof;

7.       calculations showing that the front and each exterior wall of the existing and proposed structure consists of not less than 51% brick veneer or masonry construction as required by Sec. 6.03 of the Deed Restrictions;

8.       description of material of exterior surface of proposed roof;

9.       start date and anticipated date of completion of the work; and

10.    name, address, and telephone number of prime contractor with contact’s name.

FENCES

Plans and specifications for new and replacement fences submitted to the Architectural Control Committee for approval in compliance with Section 4.02 of the Deed Restrictions should be submitted to the Chair of the Committee and include;

1.       2 copies, (one copy will be returned to the applicant)

2.       name, address (including lot, block, and section), residential and business telephone numbers of applicant;

3.       copy of plat map of the lot showing location of proposed fence, structures setback1nes;

4.       height of proposed fence;

5.       description of material of proposed fence;

6.       start date and anticipated date of completion of the work; and

7.       name, address, and telephone number of prime contractor with contact’s name.

SWIMMING POOLS

Plans and specifications for a swimming pool submitted to the Architectural Control Committee for approval in compliance with Section 4.02 of the Deed Restrictions should be submitted to the Chair of the Committee and include;

1.       2 copies, (one copy will be returned to the applicant)

2.       name, address (including lot, block, and section), residential and business telephone numbers of applicant;

3.       copy of plat map of the lot showing the pool, structures and setback lines;

4.       dimensioned plan view of the proposed project ;

5.       description of materials of construction;

6.       start date and anticipated date of completion of the work; and

7.       name, address, and telephone number of prime contractor with contact’s name.

The pool contractor’s proposal will probably include most of the preceding information and with the addition of any missing information, copies of the proposal should suffice.
